Staged homes sell faster !On average, a staged home will bring a 6% higher pricethan homes that have not been staged!Here are some basic trips to help get the job done. |
- CLEAN everything! A sparkling clean home adds big dollars.
- REPAIR leaky faucets, squeaky doors, tighten loose hardware, doorknobs - its the small things that make a difference.
- REPLACE the lightbulbs! Buyers hate it when a lights don't work!
- DECLUTTER. Stagers like to use the 50% Rule, remove at least half of your clutter! Pack it up, move it out. Make this a positive event - you'll have to pack anyway when it sells! If possible rent a small storage unit and store everything possible in it until you move. If you can't rent a storage unit, neatly stack the boxes in the garage. Or consider having a garage sale before you list your home. And dont forget the closets - an overstuffed closet gives the impression that there is not enough storage in the home. There is an added advantage here ~ you have less to keep clean and put away for showings!
- KITCHEN: Remove all fridge magnets and clear off the kitchen counters. Find a place to store your extra appliances (such as toasters, blenders, mixers) so that you can still have easy access to them but still have clear, open counters. This counter space means extra dollars! And you need to clean the oven and microwave - buyer's open everything.
- BATHROOMS: Remove all personal items from view, such as razors, toothbrushes, etc. Bathrooms must be sparkling clean. Invest in a new shower curtain to freshen it up. Re-grout tile if it is not in good condition, polish the mirrors, and fresh new towels and candles.
- ENTRY: The entry way is most important - first impressions matter! You can loose a sale in the first 20 seconds of a tour. The entry into your home, inside and out, needs the wow factor - even if that wow factor is just the fact that it is sparkling clean.
