The inspection contingency is usually within 10 days after you and the seller have mutually agreed on a price and have a signed contract.
Within the contingency period you need to have the inspection, review the inspection, respond to the inspection or approve the inspection.
If you decide that there are too many problems with the home, you can rescind the offer and have your earnest money returned.
You also have the choice of using the inspection as a negotiating tool to have the seller do repairs, or have the seller reduce the price in lieu of repairs.
In an ideal situation, the buyer approves the inspection and the contract continues in escrow.
A home inspection gives the buyer more detailed information about the overall condition of the home prior to purchase. The Inspector should ~
evaluate the physical condition: structure, construction, and mechanical systems
identify items that need to be repaired or replaced
estimate the remaining useful life of the major systems, equipment, structure, and finishes.
It is important that the home be prepared for the inspection. Your agent and the seller's agent need to work with the sellers to make sure that the crawl space and the attic access is not blocked, or that the garage is too full to find the furnace or water heater. Locked rooms, locked gates or animals left at home can also be a problem.
The inspector will ask that you attend the home inspection and request payment at the time of inspection. Your agent should also attend. The seller's are usually asked to be gone during an inspection.
The inspector only inspects the home and any attachments. Septic and Well inspections are not done by a home inspector.
